Choose the items you want
Choose or create items that can be sold at the auction.
Create a Lot
An auction works with lots. A list can have one or more items.
Start an Auction
Link the lots to the auction and set the start and end times. Set other parameters, such as the lowest possible price to pay and how much you want to raise the price each time.
The Auction Starts
When the auction starts, approved bidders can place their bids. If someone makes a higher bid, it is shown right away. This allows other people to make new bids.
The auction is ending soon
You'll see a countdown before the auction ends. If new bids come in during the countdown, the auction is automatically extended by a few minutes.
The auction is over
After the auction ends, the winner will receive an email confirming their win. Depending on the type of auction, this could give them the right to the product. For real estate, it could give them the first chance to go to the notary. You can change these messages to fit your needs.

Is there a customer portal available?
Yes, a customer portal is available. Customers can sign up on your portal, providing their email address and name. Subsequently, they receive an email requesting them to confirm their email address with a security code.
Without this confirmation, they won't gain system access. After confirmation, you can decide whether customers need to provide more information or gain direct access.
Once inside, the customer has access to their own account, visible to you as the administrator. Customers can also voluntarily subscribe to newsletters.

Can you pay right away after the auction?
Yes, you can get paid right away after the auction. The auction administrator handles this, and it works perfectly with Xootle Pay, a European payment provider. For example, you can set it up so payments are only processed online if they're below a certain amount.
You cannot pay for real estate online. You must use a notary to transfer the property. However, you can settle real estate rentals, like leases, online.
There's a big difference between winning 200 euros and winning a product worth 400,000 euros. Large amounts usually prefer bank transfers or notary payments.
You can pay online using Xootle Pay in many ways, depending on your country. For example, iDEAL is only available in the Netherlands.
What About KYC?
Xootle Auction has a KYC option that can be a prerequisite for participating in an auction. As the administrator, you just need to approve the Know Your Customer (KYC) process and handle the required documents.
Advanced KYC means talking with us about the best KYC provider to check your customers. This makes it an automated process where a third party confirms and approves the customer.

How Much Does the Auction System Cost?
The cost of the bidding portal depends on the sector. Here are some examples:

- If your hotel has 50 rooms and you use our channel manager and booking engine, you pay only €9.95 per month for the portal. Each auction won costs €0.60, the same as a channel.
- If you only want to use the bidding portal as a real estate agent, the monthly fee is €50.00. You will get the Xootle system and auction module.

Does Xootle offer a complete real estate agent system?
Yes, starting November 1, 2025, Xootle will offer a real estate agent system. Xootle Real Estate. You can add your listings to the system and make a digital portfolio for each property to email to clients, maybe with a quote.

Yes, with Xootle Real Estate, sharing listings with another real estate agent is easy. The other real estate agent also needs Xootle Real Estate to make the process run smoothly. Sharing listings internally is completely free.
How Many Auctions Can I Place Per Month?
The number of auctions each month depends on the Fair Use Policy and the agreements made here. You can start an auction on a daily basis. It's more about the number of auctions happening at the same time and the number of people bidding. If you want to have an auction with a lot of items, we can help you make sure it goes well.
